Set to Sell: Low Cost Updates
As a listing agent, I work directly with my clients to recommend both small and large updates to help your house sell and maximize your profit. There are a number of small updates that just about any homeowner can make in order to make their home more appealing to potential buyers.
Give Your Walls Some TLC
If you have been living in your home for a while, some of the rooms could likely use a fresh coat of paint. Whether it is smudge marks from dirty little hands or nail holes and scuffs from long-relocated art, it's likely your walls could use a little TLC.
Magic erasers are great for removing any scuffs and a little dish soap mixed with water is great for a larger job. Small holes can be patched up with some putty and a piece of sand paper and be sure to give any tired looking walls a coat of fresh paint.
Go Neutral
While were on the topic of walls, decide if there are any rooms whose walls that could use a new color. That cloud mural may have been adorable when your daughter was 10, but now it just seems like an odd choice for a guest room. Remember, most buyers are looking for a clean slate so go for true neutrals when repainting. A pale grey is great modern option and an off white or "greige" will look great in just about any home.
Replace Outdated Lighting
Whether is a shiny brass bathroom fixture straight from the 90s or a ceiling fan that has seen better days, there are likely a few lights in your house that could stand to be swapped. Think neutral when it comes to lighting, black and brushed nickel are great options for a base and a simple clear or milky glass are ideal for a shade. There are lots of low cost options available at home improvement stores.
Let The Light In
Houses with natural light photograph and show better. Swap heavy or dark drapery with something light such as a sheer or light filtering curtain in white or another light color. Replace any worn out blinds with a cordless option that will let you open them fully when showing the house.
